Income limits vary depending on the funding program (HUD, PBV, or LIHTC). Generally:

  • HUD-based units: Rent is determined by 30% of the household’s adjusted gross income.

  • Tax Credit units (LIHTC): Household income must not exceed a set percentage of the Area Median Income (AMI), usually 30%, 50%, or 60%. Rent is fixed based on AMI.

  • Voucher holders: Households with Housing Choice Vouchers (HCV) or other subsidies are welcome.

Our community provides affordable apartment homes designed for individuals and families who meet income qualifications. Units may be available under programs such as HUD Project-Based Section 8, Project-Based Vouchers (PBV), and Low-Income Housing Tax Credit (LIHTC). We are committed to offering high-quality homes that are comfortable, accessible, and energy-efficient.

For subsidy-based housing (HUD, PBV), there is no minimum income requirement. For tax credit apartments, applicants typically need an income of 2.5 to 3 times the monthly rent unless they have a rental subsidy voucher.

Interested parties may contact the propery to schedule an appointment to tour an available apartment and fill out an application. 

Applicants are placed on the waitlist in the order applications are received and reviewed. When a unit becomes available, applicants are contacted to complete the eligibility and screening process.

Application fees may apply for LIHTC units but are waived for subsidized programs such as HUD or PBV.

Rent depends on the program:

  • HUD/Project-Based assistance: Rent is 30% of household income.

  • LIHTC units: Rent is fixed according to AMI guidelines.

  • Market-rate units (if available): Rent is based on local market conditions.

Utility allowances may apply depending on the unit type and program. Some utilities may be included in rent, while others are paid directly by residents.

Yes. Select units are designed to be fully accessible, and reasonable accommodations are available upon request.

Amenities vary by property but often include on-site laundry, community rooms, energy-efficient appliances, well-maintained outdoor spaces, and resident programming opportunities.

 

Residents may have access to supportive services such as financial coaching, community programming, and referrals to local resources.
